Radon Inspection
We use continuous radon monitors in order to obtain a rapid turnaround time necessary for real estate transactions. Results are often obtained in about 2 days and a radon report is generated the same day the monitor is retrieved. Please note that radon testing for a real estate transaction is limited. You may wish to perform follow up testing after the transaction to obtain more accurate results.
Seller’s Pre-Listing Inspection
If you’re selling your home, let us inspect it before you even list it. A Move-In-Certified Seller Inspection alerts you to any defects or problems so that you can address them before prospective buyers discover them. Take the time you need to obtain reasonable repair estimates, avoid 11th-hour delays, and justify your full asking price by having your home for sale inspected now.
Annual Home Maintenance Inspection
This inspection helps you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some require more frequent attention. We will identify any outstanding issues, and educate you about what should be done to keep your home in top condition year-round.
New Home Inspection
After your home is built, we will inspect it to confirm that the work was done properly and according to your specifications and contract and we will help you devise a punch list for your contractor of any missing or deficient items before you issue final payment.
As a licensed architect what Rob can do that no other inspector can do for you is apply nearly 40 years of experience in construction to help you understand the items that get forgotten and hidden during the construction process.
Builder’s Warranty Inspection
Most builders offer a one-year warranty on the materials and workmanship of a new home. We will come out during the 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items.
Commercial Property Inspection
Let us inspect your commercial property to ensure its overall condition and safety. Remember that your liability can extend to employees, customers, and occupants, so make sure that your building’s structure, electrical, plumbing, and HVAC are functioning properly and safely. If there are issues that need addressing, we can make the appropriate recommendations for licensed professionals who can advise you on specific maintenance and repairs.
Rob is a licensed architect in many states and has personally built projects numbering in the 100’s. He is able to review your commercial property for ADA compliance, maintenance, and construction issues. He has worked for many developers during the pre-acquisition stage to assist in understanding initial cost of property upgrades,
Multi-Unit Housing Inspection
We can inspect your investment/rental property having up to four separate residential units. Baltimore County requires a rental inspection every three years. View our rental inspection page for more information.
